Change of use of the existing research clinic to a mixed-use development comprising nine residential flats and retained ground-floor office accommodation, together with associated external alterations
T1 Apple (Malus domestica). The only tree in the rear courtyard garden of 5 Bernard Street, located in the raised bed along the left-hand boundary, immediately beside the outbuilding (see Photo 01). Works: Fell to ground level and grind out stump. Reasons: The tree has outgrown a small enclosed courtyard, heavily shading the garden; the crown overhangs the neighbouring garden and the outbuilding roof, depositing leaves and fruit on the roof and in gutters; the trunk is close to the outbuilding wall; and heavy fruit drop creates a slip hazard on the paving. The tree is not visible from Bernard Street and makes minimal contribution to the public realm (see Photo 02). Replacement: We intend to plant one smaller, more appropriately scaled tree in the garden, such as a Japanese maple (Acer palmatum) or a compact ornamental cherry.
T1 Ash - Pollard tree back to historic points, to reduce risk of failure/further deterioration, cavity with visible internal decay and a fruiting body consistent with Ganoderma is present within the cavity

T1 Holly - Trim back to boundary line (1m overhang to take back)
T1 Weeping Willow tree - Pollard back to previous points T2 Sycamore tree - Pollard back to previous points
T1 Weeping Willow - Remove to ground level as it has severe decay at the base of the tree and has become unsafe T2 variegated Boxelder Maple - Reduce the whole crown by 2-3 meters
T1, T2, T3 Sycamores - Fell. Trees have all died over last 2 years. Please see photo
T1 Himalayan Birch - Reduce crown over 6 Eden Square back to boundary, removing up to 1.5m of growth
T1 & T2 Maple - Pollard to previous reduction points
